Contingency Agreement Roofing Guide
Understanding Your Rights and Our Commitment in 2026

Skyridge Ricky's Pro Tip: Ricky's Policy on 'Fine Print'
What is a Roofing Contingency Agreement?
Think of a contingency agreement roofing document as a "Pre-Approved Work Order." It is a mutual commitment between you and Sky Ridge Roofing that defines how we handle your insurance claim. Unlike a standard roofing contract that requires immediate payment, a roofing contingency depends entirely on your insurance company's approval.
In simple terms, there is no money owed as long as we are still in the inspection and documentation phase. We believe you should have the right to cancel a contingency agreement at any time if we haven't met our service standards. As long as no work has been performed on your property, we keep the process flexible and transparent.
Scenario A: Claim Approved
You agree that if your insurance company approves the roof replacement for the full scope of work, Sky Ridge is your contractor of choice to perform that work for the insurance-approved amount.
Scenario B: Claim Denied
If the insurance company denies the claim or determines the damage is below your deductible, the roof contingency agreement is void. You owe us nothing for our inspection, documentation, or time.
What We DON'T Do (The Transparency Checklist)
We Do Not Act as Adjusters
We are contractors, not public adjusters. We document damage and explain roofing codes, but we do not 'negotiate' your policy benefits or act as a legal representative during your insurance claim.
No Hidden 'Cancellation Fees'
If you change your mind before the insurance approval, or if the claim is denied, there are no surprise 'inspection fees' or 'consulting charges.' You can cancel the agreement at any time during this phase.
We Don't Hide the Scope
You see exactly what we submit to insurance. We use industry-standard software (Xactimate) so you, the adjuster, and the crew are all on the same page regarding the roofing contract.
No Pressure Tactics
We provide the documentation you need to make an informed decision about your roofing contingency. If you feel uncomfortable at any point, we stop. Your home, your choice.
How to Cancel a Contingency Agreement
At Sky Ridge Roofing, we want you to feel confident. If you ever feel the need to cancel a contingency agreement, we make it easy. Utah law provides specific protections for homeowners, but we go beyond the legal minimums.
You have the right to cancel the agreement at any time before the work begins if the insurance company has not yet approved the claim. Once a claim is approved and a final roofing contract is signed, standard project terms apply. However, during the initial "contingency" phase, we prioritize your peace of mind.
- Submit a written notice of cancellation via email or mail.
- Ensure no work has physically started on your roof.
- Review the specific "Right to Cancel" section on your printed agreement for state-specific timelines.
Your Rights as a Homeowner in 2026
Right to Review
You have the right to review any documentation we prepare for your insurance carrier before it is submitted for your roof contingency agreement.
Right to Choice
You are the final decision-maker on all material colors, styles, and upgrades for your roofing contract (like moving from shingles to metal).
Right to Cancel
Utah law provides specific windows for contract cancellation. We honor these and go further by ensuring you can cancel the roofing contingency at any time before approval.
